USER MANUAL FOR STUDY REPORT FOR CONVEYANCE:
1. Purpose of this User Manual:
This User Manual aims to guide users through the process of preparing a comprehensive study report. The study report outlines the steps required to thoroughly understand the title, land details, and potential challenges during conveyance proceedings. The manual serves as a reference guide to assist users with the procedure for preparing a comprehensive study report.
2. Quote of fees, acceptance and receipt of fees:
a. Issuance of Quotation (Rates of quote & who shall approve).
b. Confirmation of work
c. Receipt of Advance money
d. Receipt of Document & Issue acknowledgment.
3. List of Documents required for preparing the study report:
a. Society Registration Certificate

4. Detailed stage-wise procedure for preparing study report:
I. Stage No. 1: Scrutinizing the Documents:
Once the documents referred hereinabove are provided by the clients, the Advocate shall review them thoroughly. There are two possible outcomes at this stage, which are as under:
a) If documents provided by client are in order:
If the documents provided by client are in order, then Advocate shall proceed with the studying the matter.
b) If the documents provided by clients are not in order:
If any shortfall or discrepancy is identified during the review, an email shall be sent to the client requesting the missing or additional documents. The email format for requesting the required documents is attached as “Annexure-A.”
II. Stage No. 2: Studying the documents provided:
Before beginning with the drafting of study report, a Deemed Conveyance Executive shall thoroughly review the file and make detailed notes of the same. It is essential to study the file before beginning with the drafting the same, as it enable the Executive to understand the matter, identify the difficulties and any missing information. This will help the executive to brief the Team Leader and to have a productive conversation to resolve the queries, if had any.
III. Stage No. 3: Drafting of Study Report:
Once the document review is complete, the next step is drafting of the study report. The study report contains the following details:
a. Details with respect to Society:
It includes the details of the society and its building such as name of the society, registered address of the society, registration number of the society, total number of members, number of floors and flats situated in the building of the society.
b. Details with respect to title of land:
It includes a detailed flow of ownership from the original landowner to the developer, verifying whether the title is marketable.
c. Details with respect to land:
This contains details with respect to land such as corresponding Survey No., Hissa No., CTS No., Village, area (in sq. metrs.) and exact location of the building of the society, type of land on which building of the society is constructed etc.
d. Challenges During Conveyance Proceedings:
It contains challenges which society may face at the time of conveyance proceedings, based on the information and documents provided to us.
e. Suggestions given by us:
It contains our opinion, wherein we suggest the client what actions can be taken to resolve the issue.
A format of the detailed study report for standalone building and layout building is hereto attached and marked as “Annexure-B” and “Annexure-C” respectively.
IV. Stage No. 4: Sharing the draft with senior
Once the detailed study report is prepared by the Deemed Conveyance Executive, it shall be shared with Team Leader for his/ her perusal.
V. Stage No. 5: Sharing the draft with client
After the Team Leader reviews the draft and incorporates necessary changes, the revised draft shall be shared with the client. The draft email is hereto attached and marked as “Annexure-D”.
VI. Stage No. 6: Incorporate the changes suggested by the Client
Follow up with the client for approval on the draft or for suggesting any changes required. In case there are any changes suggested by the client, same shall be incorporated in the draft and revised draft shall be sent to the client for review.
VII. Stage No. 7: Finalizing the draft and share hard copy of the study report
Once the necessary changes are being incorporated in the draft and the same has been approved by the client, a duly signed hard copy of the study report along with the exhibits mentioned therein shall be sent to client for their records.
VIII. Stage No. 8: Meeting with client to discuss study report
The final and most critical stage is scheduling a meeting with the client. During this meeting, the study report will be explained in detail, along with recommendations and the way forward.
